Nine factors which will
bring you closer to a sale.
| The following is a
checklist of items which will bring you closer to a sale. Every item about
which you are unable to make a concession moves you further from a sale. |

Price the
property between wholesale and resale.
- Allow the property to be shown with almost no notice.
It's a nuisance, but not as bas as watching your market time stretch for six
months or more.
- Please be scarce or be gone when a prospective buyer,
accompanied by a Realtor, wants to see the house - and stay gone until they're
gone. Buyers will need to "try your house on for size," but it's difficult
for them to do while you're there.
- Eliminate any barriers to a free flow of traffic in the
property. Such items as bulky or extra furniture, house plants that stick out
into traffic ways, toys or clothes not put away, beds not made, and so forth,
all slow down traffic and make rooms appear smaller.
- Watchdogs that provide so much security that no one
can see the property can be a problem.
- Your Realtor is on your side, and won't get paid until
you get results. Advice from a professional doesn't help unless you seriously
consider it.
- Look at the front of your property and size it up
objectively. Ask yourself if you pulled up as a buyer, would the home's
appearance make you want to go inside?
- Make any and all recommended improvements with an eye
towards neutral marketing. Be aware of unusual colors that may clash with a
prospective buyer's taste.
- Be willing to consider any offer at any time. Please
don't ever be offended.
Remember, you are the final judge of what's acceptable and
what's not.
