Once you choose your focal point, arrange your furnishing according to function and size. Experiment with different arrangements until you find the one which makes your room look and feel the most spacious.

Nothing makes a home look newer, faster and more inexpensively, than  a fresh coat of paint.  Neutral colors, such as off white, have a broad appeal to prospective buyer's. This color suggests newness and cleanliness. Replace dated counter tops and worn or dated carpet.

Marketing:

The Market in General:
The cyclical nature of real estate makes it very difficult for anyone desiring to sell their home to keep current with property values. Many owners price their home by visiting open houses to see what others are asking for their homes. They then compare their home to those homes and price accordingly - good strategy?

When you price your home by what others are asking you are relying on the fact that what they are asking is realistic.

Many times they are much too high and you set yourself up for a disappointing experience from the beginning. 

Even worse if they are much too low, you stand to lose money.

Pricing:
Pricing your home correctly from the start is crucial. Doing an actual market analysis to determine what buyers have paid in your market area for homes similar to your own and then pricing right will mean success.


Overpricing is the common factor why homes sit on the market for long periods of time. The first four to six weeks a home is on the market is when the buyers' interest is at its peak level. It is imperative that you are priced well when buyers come through your home, so they can hopefully make the buying decision then, and not feel they need to see other homes. Serious buyers work with an agent because an agent can expose them to more properties, more easily, and more quickly.

Also, being listed in the Multiple Listing Service ensures your home will have maximum exposure to all buyers in the marketplace.
